Comprehensive Design-Build Services

Towne Craft Builders’ all-inclusive services start with an initial free consultation and end with a pre-occupancy inspection. Simply put, if you’re looking for a design-build company in Calvert County or St. Mary’s County that has ALL your needs covered, Towne Craft Builders is the company you need.

Our process includes:

 

Pre-Contract

Consultation Meeting: The initial consultation will be driven primarily by you and what you bring to the table! This is not to say you must have a complete sketch of your new home. It’s perfectly fine if you bring just a couple ideas jotted down – that’s what our design-build company is for! We will review your goals and create an appropriate plan for your unique situation.

Designated Lender Meeting: Our designated lender will meet with you to discuss suitable financing options and start the pre-approval process for your construction loan.

Supplier Showroom Visitation: You get the opportunity to visit our designated suppliers’ showrooms and view the products that you can use in your new home – including cabinetry, lighting, flooring, and plumbing. These showroom visits are by appointment only.

Contract Development Services: At this stage, a contract development services fee will be established. This fee includes the cost of the lot search and review, construction specifications, and preliminary contract, and it will be credited toward the contract price of your new home.

Lot Search: If you need help searching for a lot, Towne Craft Builders can help. We will work closely with the seller’s contacts and your real estate agent (if you have one) to find the right property for you.

Lot Review: In this stage, we will review your lot, in terms of engineering, permitting, site conditions, and HOA (homeowners’ associations) and community requirements.

Construction Specifications Meeting: Our design-build services team will review and prepare the preliminary construction specifications for your home and lot. Preliminary specifications such as community and HOA requirements will determine the preliminary contract price of your home.

Preliminary Contract Meeting: Together we will review the contract agreement for your new home construction. A non-refundable deposit will be required at this stage – it will be credited to the final sale price.

 

Plan Development

Preliminary Site Plan: In preparation for permit application, Towne Craft Builders can begin work on your site plan. We will work closely with our designated engineer to evaluate the lot size, building restrictions, landscape, etc. At this point, we’ll have a good idea about the size and shape of your home!

Initial Architectural Meeting: We will meet with you, along with our designated architect, to review the design plan and construction specifications. You will be required to sign a contract for professional architectural services.

Concept Plan Design Meeting: Towne Craft Builders and our designated architect will review the concept plan. Once we get written approval of the plan, the architect will proceed to plan development.

Selection Meetings: Meetings are now scheduled with our designated suppliers:

  • Cabinetry (as well as countertops and hardware)
  • Appliances (GE, Sub-Zero, HotPoint, Thermador, Jenn-Air, Miele, Whirlpool, Viking, KitchenAid, and Bosch)
  • Lighting and plumbing (over 600 square feet of products available)
  • Flooring (exotic hardwoods, ceramic and marble products, and carpeting)

Plan Development Review Meeting: The architect will show you CAD (computer-aided design) drawings. Other specifications, if applicable, include: foundation plans, first and second floor plans, etc. This ends with your written approval.

Construction Documents Meeting: You will now be presented with final construction drawings, and this also requires written approval so final contract pricing can proceed.

 

Final Contract

Final Contract Pricing: Our design-build company will provide you with a final contract price and then our designated lender can submit for construction loan approval.

Final Site Plan: Changes to the size and shape of your home must be added to the site plan before permit application.

Permit Application: At this point, your permit application may already be submitted. If not, permit application is submitted and any outstanding information should be available.

HOA/Community Approval: Our design-build company will help you prepare your submission package to meet HOA or community requirements (if this is required). If necessary, we can even come with you to any meetings and/or submit the package for you.

 

Construction Stage

Start Meeting: Once you receive your construction loan approval and building permit, we can proceed! The start package includes construction plans, site plan, and selection documents. At this point, engineering, material ordering, building permit processing, and more are complete or almost complete.

Construction Loan Settlement: Our team, our designated lender’s team, and the title company will find a good time and location for closing your construction loan.

Pre-Close-In Inspection: Before drywall installation, Towne Craft Builders will inspect your home. You will need to bring your copy of the start package.

Pre-Occupancy Inspection and Final Draw Authorization: We will complete a pre-occupancy inspection (which you will sign off on), and you will request homeowner’s insurance certificates and Use and Occupancy permit, as well as sign the final draw authorization letter. Once all this is done, you can move into your new home!
